Position Summary 

The Plumber Maintenance Worker is responsible for performing plumbing maintenance, repairs, preventive maintenance, and general facility maintenance in support of AFSBN operations. This position supports the safe, reliable, and efficient operation of facility systems while ensuring work is completed in accordance with contract requirements, applicable codes, safety requirements, and established maintenance procedures. 

The position requires a hands-on, multi-skilled individual capable of independently troubleshooting plumbing issues while also assisting with general building maintenance and facility service requests as needed. 

Essential Duties and Responsibilities 

• Perform preventive and corrective maintenance on plumbing systems, fixtures, piping, valves, drains, faucets, toilets, urinals, sinks, water heaters, and associated equipment. 

• Troubleshoot and repair water leaks, clogged drains, damaged fixtures, piping issues, and other plumbing-related deficiencies. 

• Inspect plumbing systems and equipment to identify deterioration, leaks, safety concerns, or potential failures. 

• Perform routine preventive maintenance in accordance with established PM schedules and manufacturer recommendations. 

• Respond to facility service calls and emergency maintenance requirements. 

• Perform general maintenance and minor repairs involving doors, locks, hardware, walls, ceilings, flooring, fixtures, and other building components. 

• Assist other maintenance personnel with HVAC, electrical, mechanical, grounds, and facility-related activities when appropriate and within qualifications. 

• Support maintenance activities associated with AFSBN operational areas, including the paint booth, blast booth, wash rack, and associated facility systems and equipment. 

• Identify material, parts, tools, and equipment required to complete assigned work. 

• Maintain accurate records of preventive maintenance, repairs, inspections, labor, materials, and completed work orders. 

• Enter or provide required information for the CMMS/work-order management system. 

• Immediately report conditions that could affect facility operations, safety, environmental compliance, or Government property. 

• Coordinate work to minimize disruption to Government personnel and facility operations. 

• Maintain assigned tools, equipment, vehicles, shops, and work areas in a clean and serviceable condition. 

• Follow all applicable OSHA requirements, site-specific safety procedures, environmental requirements, and Government security requirements. 

• Properly use PPE and comply with lockout/tagout and other applicable safe-work practices. 

• Support snow/ice response, severe-weather preparation, emergency response, and other facility requirements when assigned. 

• Perform other facility maintenance duties within the employee's training, qualifications, and capabilities. 

Minimum Qualifications 

• Minimum of 3 years of relevant plumbing and/or commercial/industrial facility maintenance experience preferred. 

• Demonstrated experience troubleshooting and repairing commercial plumbing systems. 

• Working knowledge of plumbing fixtures, valves, piping, drainage systems, water distribution systems, and related equipment. 

• General knowledge of commercial building maintenance and mechanical systems. 

• Ability to read basic drawings, equipment manuals, work orders, and preventive maintenance instructions. 

• Ability to safely operate hand tools, power tools, ladders, and maintenance equipment. 

• Ability to work independently and prioritize multiple maintenance requirements. 

• Ability to communicate professionally with Government personnel, supervisors, coworkers, subcontractors, and vendors. 

• Basic computer skills and ability to document work through a CMMS or electronic work-order system. 

• Valid driver's license and ability to meet site access and Government security requirements. 

Preferred Qualifications 

• Journeyman-level plumbing experience or applicable state/local plumbing license. 

• Experience working in Government, military, industrial, warehouse, or similar facilities. 

• Experience maintaining industrial plumbing and wash-rack systems. 

• Backflow prevention inspection/testing or repair certification. 

• OSHA 10- or OSHA 30-hour training. 

• Experience with CMMS-based preventive maintenance programs. 

• Experience supporting multiple building trades in an O&M environment. 

Physical Requirements 

The employee must be capable of performing physically demanding facility maintenance work, including standing, walking, bending, kneeling, climbing ladders, working in confined or restricted spaces where authorized, and lifting/carrying tools, materials, and equipment. The employee must be able to safely perform work indoors and outdoors and in varying environmental conditions. 

Performance Expectations 

The Plumber / Maintenance Worker is expected to demonstrate strong ownership of assigned facilities and work orders, proactively identify maintenance deficiencies, communicate potential problems before they affect operations, and complete work safely, professionally, and within required schedules. 

The employee is expected to work collaboratively with the maintenance team and provide support outside the primary plumbing trade when necessary to meet AFSBN facility requirements.
